Our final Market Report for 2012 shows a 23% increase in closed sales Year-to-date in Johnson County Kansas. The average sales price county-wide is up 2%, with areas closer in to the Kansas City Metro generally outperforming outlying areas of the county.

Real estate inventory remains much lower than 12 months ago - between 3-5 months in much of the county. In fact, both prices and inventory have stabilized sufficiently to make this the most competitive environment for sellers since 2006. Normally, these numbers would indicate a shift to strictly a sellers' market; however, perpetually low interest rates continue to make this a win-win environment for buyers and sellers alike.
