Our final Market Report for 2012 shows a 23% increase in closed sales Year-to-date in Johnson County Kansas. The average sales price county-wide is up 2%, with areas closer in to the Kansas City Metro generally outperforming outlying areas of the county.

Real estate inventory remains much lower than 12 months ago - between 3-5 months in much of the county. In fact, both prices and inventory have stabilized sufficiently to make this the most competitive environment for sellers since 2006. Normally, these numbers would indicate a shift to strictly a sellers' market; however, perpetually low interest rates continue to make this a win-win environment for buyers and sellers alike.

Dwight Goodwin says "Stop, Look and Listen" before Waiting for Spring to...

Home sellers will want to consider staying in the market this fall and winter. Conventional wisdom often suggests there are fewer home buyers in late fall and winter, leading many sellers to take their homes off the market and wait for spring.

While home inventory did drop 30-40 percent last winter, home sales increased dramatically in the same period. Many of those who stayed in the market SOLD their homes quickly and were able to take advantage of the spring listing period to buy their next home.



The latest statistics released on October 15, 2012, show that a seasonal slowdown may already be occurring. One indicator is that Johnson County home sales for September mirrored the closed home sales from September of 2011. Another? A month ago, closed sales were up 24% YTD; this month the data indicates closed sales are up 21% YTD.

The skeptical seller might say that the decrease above is a good reason to follow conventional wisdom and wait it out until spring. What is missing in the picture is the fact that there is under three months of inventory in the marketplace county wide (and buyer demand remains high). Even the slower areas of Johnson County are under four months of home inventory - a far cry from the 6-9 months we were experiencing just a year ago.

Dwight Goodwin on the Continued Market Shift in Johnson County KS - Sept 2012

A huge market shift continues to occur in the Johnson County KS real estate market. A significant drop in homes being listed (down 22% YTD) coupled with a great rate environment for buyers has resulted in a huge increase in closed sales (up 24% YTD) in the local real estate market.

Just one year ago, many areas in the county had 7-9 months of home inventory and buyers were king. While buyers are still big winners due to the low interest rate environment and 5+ years of price declines, sellers with sufficient equity are now able to move their houses more quickly at terms more favorable.



The average Days on Market are down 30 days per listing in the last six months, sales prices are up an average of 1.5% county wide YTD, the percent of original listing price received is up 2.1%, and multiple offers are occurring on a more regular basis.

Low interest rates have led to signficantly higher home sales Year-to-Date in Johnson County Kansas. With inventory decreasing to only a 4 1/2 month supply of homes county-wide, the average sales price is up 3% over just 12 months ago.

Dwight Goodwin Introduces the Coffee Creek Crossing Subdivision in south...

This real estate development is currently in Phase 2 or three phases. Eventually, there will be 161 homes in this open building-community. Dwight Goodwin on Improving Conditions of the Johnson County KS Real Est...



Statistics from Heartland MLS indicate improving conditions for home sales in Johnson County Kansas. Single Family closed sales are up 25% YTD over 2011 figures YTD, while average sales price is up 2% over the same period. A second sign of an improving market is the increase of new home sales; closed volume is up 30% year over year, while the average sales price is up 7%.

A March 2011 to March 2012 snapshot of For Sale vs. Sold shows a 14.6% drop in inventory, with a 7.1% increase in sales. There is currently less than 6 months inventory of single family homes in Johnson County. If this number drops further when the April numbers are released, this will be further evidence of a stabilizing market.

Buyers should remain in favorable conditions, particularly with interest rates still near all-time lows, but sellers may also see more opportunity as inventory drops and average sale prices rise.
